Because the statewide dataset begins in 2005, the first full year of ownership dropdown on this page starts at 2005. Enter your 2025 taxable value, and the calculator will estimate prior taxable values by working backward through Michigan's inflation multipliers. The same caveats apply: sales, uncapping events, additions, losses, and exemptions can make a real tax bill differ from this model. NOTE: This model assumes a home's assessed value did not drop below the taxable value. In rare circumstance, such as the 2008 financial collapse, that might have happened for some homes. If that happened, the calculator may not correctly estimate tax rates. The calculator uses the Principal Residence Exemption Millage Rate, which is the rate you pay for your home. If a property is not your home, it will have a higher millage rate.
